Services included, but are not limited to:
- Manage the Property
- Preventative and ongoing maintenance management (ie: manage vendors for yard, roof, fire suppression testing, etc)
- Annual inspection and repair recommendation assessment
- Manage the Tenants
- Tenant sourcing/marketing, screening, contracting, property preparation for new tenant
- Move in/out repair coordination & inspections
- Tenant maintenance repair requests management
- Manage the Money
- Security deposit collection/payment & rent collection

Short and Mid Term / Vacation Rentals
We offer "stackable" services, customizable to meet your needs.
We manage guest communication, full service management, and everything in between.
Variable onboarding fee, pending property condition
- Guest Management and Emergency Resolution: 10% Commission on nightly rents for dynamic pricing, guest communication, door code management, and coordination and resolution of emergency issues as needed
- Consumables and Vendors: 5% Added for stocking and managing consumables and vendors (ie: soap, shampoo, toilet paper, cleaning, landscaping, hot tub, snow removal, repairs and maintenance, utilities, etc)
- Transient (hotel) Taxes: $100 per submission to process state and local tax filings, usually quarterly, though it can vary by jurisdiction
- Listing Preparation: $1200 to deliver a ready to host listing including professional photos, decor recommendations to maximize income, listing description, permits and initial reviews
- Home Preparation: $45/hour for interior design, procurement, unboxing, and set up for everything from furniture to kitchen wares and linens
