Long Term Rentals

Single Family Homes: 8% of annual rents 

Duplex, Triplex, Quadplex: 7% of annual rents

5+ Units / Multi-Family: 6%+  of annual rents 


Variable onboarding, pending property condition.


Services included, but are not limited to:

  • Manage the Property 
    • Preventative and ongoing maintenance management (ie: manage vendors for yard, roof, fire suppression testing, etc) 
    • Annual inspection and repair recommendation assessment 
  • Manage the Tenants 
    • Tenant sourcing/marketing, screening, contracting, property preparation for new tenant
    • Move in/out repair coordination & inspections
    • Tenant maintenance repair requests management
  • Manage the Money 
    • Security deposit management & rent collection
    • Monthly and annual reports
    • Bill & vendor management

Short and Mid Term / Vacation Rentals

We offer "stackable" services, customizable to meet your needs.  

We  manage guest communication, full service management, and everything in between.  


Variable onboarding,  pending property condition.


  • Guest Management, Vendor Coordination, Emergency Resolution and Inventory Procurement: 15%  Commission on nightly rents for dynamic pricing, guest communication, cleaner coordination, stocking consumable and home supplies, and resolution of emergency issues as needed for posting on one vacation rental platform. 
  • Transient (hotel) Taxes: +1% commission to process state and local tax filings -  required filing cadence varies by jurisdiction. 
  • Cross Post to Secondary Platform: +3% commission to add listing to secondary vacation rental platform.  
  • Permit Acquisition/Renewal: $500 annual fee to procure or renew relevant Short Term Rental Permits.  Waived for unincorporated Deschutes County when we process Transient Taxes. 
  • One Time Listing Preparation/Onboarding: $350 - 1100 to deliver a ready to host listing including photos, decor recommendations to maximize income, listing description, house guide/manual, home inventory, and supply stocking.  Pricing varies based on requirements to prepare home to rent.
